<p>Unveiling the new Riverwalk Center, the proud Town and local community worked together to raise the necessary funds.Â  Breckenridge Associates Real Estate encouraged clients and friends to contribute, raising more than $250,000 for the cause.Â  The Town asked for $700,000 in private donations and then pitched in $3M.Â  Future funds will be used to improve special enhancements such as the sound system.</p>
<p>To transform the tent into a more permanent facility, a roof and walls were erected over the existing amphitheater structure.Â  Today, both patrons and performers experience improved acoustics, temperature control, and lighting control.Â  In addition, the new design includes six oversized glass doors that open to the natural surroundings and accommodating overflow.Â </p>
<p>The facility is available for seasonal events and some winter events.Â  It is the site of the Town Party, classical performances by the National Repertory Orchestra (NRO), and the Breckenridge Music Festival Orchestra (BMF), the Blue River Series, Fourth of July concerts and activities, jazz concerts, rock concerts, dance troupes, the kidsâ€™ concert series, weddings, and more.</p>
<p>From Interstate 70, take Exit 203 (Frisco) and go south on Highway 9 for 10 miles.Â  Before the roundabout, take the ramp right (west) onto Park Avenue.Â  After passing Ski Hill Road, turn left (east) onto Washington Avenue.Â  See the Riverwalk Tiger Dredge parking lot on the right.</p>

<p>The resort consists of 117 trails on four mountains: Dercum Mountain, North Peak, the Outback, and Independence Bowl.Â Â  Three of the mountains are connected by a series of ski lifts and gondolas which operate late into the night.Â  The resort is the largest operation in Colorado to offer night skiing.Â  Known as a year round family resort; abundant summer recreational activitiesâ€”from hiking to biking to fishing and golfing make family vacations memorable.Â  Night skiing takes place after sunset until as late as 9 p.m. on as many as 15 of the resortâ€™s trails.</p>
<p>A further big project in the wings will affect the Mountain House neighborhood â€” one of the oldest sections of the resort.Â  Redevelopment there will open up 588 new options for real estate investments. The resort could trump its own claim to be â€œOne Extraordinary Mountain Experience.â€</p>

			<content:encoded><![CDATA[<p>All in accord, the Town of Breckenridge, Vail Resorts, and DTJ Design have narrowed the possibilities for the development of <a href="http://www.jonnabeardsley.com/pages/guestbook.html">Breckenridge real estate</a> on the gondola lot.Â  Throughout the year A Client Review Team has been meeting to come up with priorities for the prime Rocky Mountain <a href="http://www.jonnabeardsley.com/listings/index.html">real estate in Breckenridge</a>.Â  The design team at DTJ presented several concepts that have been narrowed down to two.</p>
<p>One is titled â€œExtend the Gridâ€ based upon the idea of continuing the similar types of <a title="New Ski-in/Ski-out Breckenridge CO Real Estate" href="http://www.jonnabeardsley.com/artman/publish/new_breckenridge_projects/ski_in_ski_out_breckenridge_real_estate.html">Breckenridge Colorado real estate</a> development that we see in town now.Â  The second concept, â€œGrand Hotelâ€, turns the page to a different eraâ€” to the days of iconic hotels along the railroad routes such as the Colorado in Glenwood Springs and The Stanley in Estes Park.</p>
<p>According to the Summit Daily News on Apr. 22, 2008, one person on the review team, Council Member and Mayor Pro-tem Eric Mamula is pleased with the progress of the project.Â  He remarked,Â  â€œUsually the ski area hires someone and we come back and say how much we donâ€™t like itâ€¦ Weâ€™re light years ahead of where we usually are.â€</p>
<p>Consensus is leaning towards the Grand Hotel, pending more projection s and analysis.Â  The warm fuzzy feeling that the concept â€œGrand Hotelâ€ evokes is peaceful and elegant.Â  The building would actually be a hotel, harking back to an era when hotels lined Main Street.Â  The Grand Hotel idea would be a hotel, condos or a condo-hotel.Â </p>
<p>Regardless of which design is chosen, the gondola lot will incorporate two parking structures, improvements to the Riverwalk, and an enhanced gondola plaza.Â  However, multi-floors of parking will not necessarily look like parking; one side will include affordable housing.Â  A short train will operate between the gondola and Main Street.</p>
<p>This historic town with a full-time population of 3,000 is the county seat of Summit County.Â  The ski resort, popular during the winter months, features ski slopes for every level of skier and terrain park.Â  Summer attracts outdoor enthusiasts to the hiking trails and wildflower strewn meadows, fly-fishing in the Blue River, mountain biking on the award winning trail system, and boating on Lake Dillon.Â Â </p>

<p>The Marina Master Plan includes a two-level parking structure and a possible building to be used for Marina offices and/or a restaurant adjacent to the parking garage.Â  The break water will be relocated and expanded and a new wharf with a floating dock structure at the end will be put in place.Â  The maintenance facilities will be relocated.Â  The Tiki Bar will be larger.Â  In the Marina and Yacht Club, new buildings will provide rental services and retail shops.</p>
<p>As a part of a grander plan, the individual Master Plan for the Marina and Marina Park with The Pavilion and Playgrounds began with groundbreaking in July 2008 and construction of a large playground and additional picnic shelters in Marina Park.Â  Depending on how far funds can be stretched, there are also possible improvements to the amphitheatre and other areas that will be included in this phase.</p>
<p>A new project next to Walgreens will include five commercial spaces and applications have already been received for three retail businesses and two restaurants.Â  The La Riva Del Lago redevelopment in the heart of downtown offers stylish work/live units.Â  Tenants such as a preschool, a flower shop, and a bowling alley have already moved in.Â  Ristorante Al Lago will be joining the development and its former location is the site for a new project called Alpine Lake Lodge.Â  It will include 44 condos and 8,500 square feet of commercial and retail space.Â </p>
