Summer Fun at Keystone Science School
Those attending Keystone Science School in Keystone CO real estate sacrifice their carefree summers for school and wouldn’t have it any other way. One camper proclaimed, “Dude, I like doing this, don’t you?”, as he dashed across the KSS campus near Keystone homes next to the Keystone Stables. Another camper said “That was so much fun!”
The two children appeared as if they ran through a Jackson Pollock painting. It’s unique to find kids who want to use their valuable summer time in Keystone real estate on being educated about nature. They were given fluorescent paint in several colors, a present from a few of the counselors. The counselors were painted and dressed up like various weeds and mountain plants and of course Mother Nature, and they ended up having more paint on them than the children.
It’s all part of a new enterprise at KSS called “Flower Power”. This is a mixture of tag and capture the flag with a little Discovery Channel tossed in for good measure. The students had to locate the “flowers,” obtain some basic facts about them and return to “Mother Nature” to get whatever the plants needed to survive, all the while taking care to avoid being attacked by the “weeds.” Joel Egbert, one of the KSS camp directors, noted that Flower Power is just a typical day at KSS and that the staff enjoy it just as much as the kids do, if not more. “Not a lot of occupations offer you the chance to produce a world,” he declared.
Three core principles
Egbert said, “Kids deserve to have magic, they really do,” explaining that what makes the camp unique and keeps the kids coming back are the camp’s three core concepts of science, fun, and adventure. In terms of science, the activities are focused on one particular theme which is then woven into the day’s lessons. “You can find other fantastic camps, but they are usually outdated,” Egbert said. “We’re very forward-thinking. We search for techniques to truly connect to science.”
The KSS staff favors an active course of schooling rather than presenting Ben Stein-type lectures. On Tuesday, the children were taken on a hike on the EarthTrack to expose them to the great outdoors. During a woodland hike, the staff gently weave lessons into games and a scavenger hunt. The culmination was when the counselors had the campers demonstrate the interdependence of the different plants and animals in the food web using an interwoven string. The whole web fell apart when a camper holding the part that represented the sun dropped his end. “You are the most important element!” one camper shouted to the sun. The offended sun replied “I know, I already said that.”
This active way to be taught must be succeeding because children keep returning to the camp. According to Jordan Egbert, Joel’s brother and a member of the KSS staff, 70% to 80% of campers have been at the camp before. A month to a month and a half is what quite a few of the kids sign up for, he added. According to Jordan Egbert, the returning kids eventually end up teaching the other kids.
The Egberts said they were interested in KSS for both “selfish and selfless reasons.” Selfishly they wanted to spend as much time as possible in the mountains taking part in any and all outdoor activities, but selflessly they really wanted to work with children. This sort of interconnectivity is what allows KSS to thrive. Jordan Egbert said, “These kids give you the same experience you give them.”

The Popular “Meet the Artists” of Breckenridge
Some of the best local, regional, and state artists will be featured at the Meet the Artists event that takes place in Breckenridge real estate. This is also a great time to preview the latest Breckenridge Colorado real estate opportunities. The cost of the condominiums, land, or Breckenridge homes has never been lower. Just walking through this plaza on the Blue River, with mountains in the background, makes for a unique art show experience.
Ceramics, paintings, jewelry, stained glass, and other items can be found at thirty-four different booths. The artists were selected by a jury, and some of the well-known artists whose work will be on display include Sumi von Dassow, Pam Herring, Mark Johnson, Adele Earnshaw, Tim Brown, and more.
Dassow and Herring are known for their ceramic arts. Dassow’s unique creations include Chinese pottery inscribed with “congratulations,” “double happiness,” and “tranquility”, along with horsehair pottery that has a pattern burned into its surface by draping horsehair over the pot when it is removed from the kiln. Johnson, who lives in Breckenridge, mainly uses oil and acrylics and has lately started using soft pastels to paint plain air landscapes.
After working with watercolors for many years, Earnshaw began to only work with oil paint. Landscapes and wildlife are included in her subject matter. Her paintings have been shown in galleries all over the world and she has published several painting books. Meet the Artists judge and photographer, Todd Powell comments that Brown, a photographer from Salida, creates “incredible digital art.”
Since artists have time to talk with visitors about their work, the show is quite popular. It is a wonderful event because it is rather small and intimate, Powell remarked. Tom Kramer, president of the Summit County Arts Council which organizes Meet the Artists, said “It’s a fantastic picnic in the park”.

A new book entitled “Breckenridge” written by Mary Ellen Gilliland asserts that gold prospectors arrived in Breckenridge CO real estate many months prior to August 1859, the date long considered to be the date of the town’s establishment. “This is history making research that shared the old story of 1859 and the start of the gold discoveries, but it’s not the complete story,” she said. “I find it fascinating that thousands of miners were finding their way to these locations as early as May 1859,” she said.
Gilliland’s research reflected an alternative view that she had known for a while, “However, I didn’t factor them in for years.” A small detail caught my eye. A few miners had left Leavenworth, Kansas for Breckenridge real estate in the beginning of April. With the study of manuscripts and other documents from the Denver Public Library, the author Mary Ellen Gilliland carried out further investigation.
“I started to uncover additional information, and it was surprising and interesting,” she said. However her book, which is being released to coincide with Breck 150 anniversary celebrations, delves into more than the birth of local gold mining, covering progress through the World Wars, skiing history, and events up to and including the present.
Gilliland shared, “There are many stories that have gone untold,” reminding us that the Great Depression and World War II was especially difficult for the town. The profiles of 10 pioneers are included too — prominent historical figures who have remained in the shadows throughout history.
In another of her books, “Colorado Rascals, Scoundrels and No Goods,” Gilliland profiled some less savory figures, but her most recent book concentrates on more reputable people like Christ Kaiser, a German grocer, and Robert Foote, the Denver Hotel proprietor. There are some photos, some never before published, inside the 144 page book.

Breckenridge Real Estate: Many good deals – NOW!
As a buyer, the most crucial point you need to understand: Breckenridge Colorado real estate prices are cheaper – NOW! Be sure to compare prices between ‘08 and ‘09 – you will find amazing savings while searching for condominiums, vacant land, or residential houses. In certain markets, like Phoenix, it can be more cost effective to buy a home (if you take into account the money saved by the tax advantages) than it is to rent the average price apartment”, he says. “When the peak selling period occurred, the prices were too high and the gap was huge.”
“But now,” he continued, “in many markets, we’ve crossed that threshold, so it’s cheaper to own a home than to rent.” Since interest rates on home loans are still quite low, this opportunity is even more attractive. Yamano says it’s quite hard to time the market. Consider your home to be a shelter rather than an investment. Don’t try to time the market; just make the leap and buy the house, especially if it suits the needs of your growing family. If you wait, you may find that even if real estate prices drop, interest rates may rise! “Interest rates are especially low now and we doubt that they’ll remain there for too long. In fact, in the last two weeks, we were looking at a considerable increase. Yamano mentions that, while it is possible that prices could decrease a little more, if you see interest rates begin to go up, then it won’t matter because you’re home payment would end up being the same.

As one walks through the Fuqua Livery Stable in Breckenridge CO Real Estate, it is apparent that a 19th century horse barn and 21st century technology have come together to create the current museum and art studio. The glass interior lining gives visitors a peek through very old pinewood boards at other historic structures inside the Breckenridge Arts District, complete with the comfort of climate control, insulation, as well as sturdy architecture. A town project of $610,000, including a State Historical Fund grant of $129,000, restored the building in about a year.
Prior to the Spring 2007 restoration project, town planner Jenn Cram reported the structure was falling apart. The structure was disassembled into 12 different pieces before being reassembled again with an accuracy of within an inch of its historical configuration. The horses are long gone now, however the artifacts and stalls, such as old horseshoes for example, can be found at the site still.
This stable has been used since around August, plus it hosts many art events, such as: oil painting, textiles, and “life drawing” of nude models.
According to Cram, the stable, which is situated in the southwest corner of the arts district, is among a group of approximately 14 structures slated to be worked on as the budget permits over the next 5 to 25 years.
The idea is to give residents and visitors something close to the Anderson Ranch Arts Center located in Snowmass.
She indicated that the Fuqua stable exists as “one of the largest endeavors” and the “gem of the arts district.” It will become one of many attractions in the city this year as the Breck 150 celebration picks up steam, marking the sesquicentennial anniversary of the town’s founding.
This 1237 square foot stable was originally built in 1880 for $600, and was quickly rented to J.P. Fuqua, who used it for horses, according to Rebecca Waugh, town historian. Over the next several years, the structure changed owners several times, and was also used to store mining equipment as well as other types of equipment.
The city purchased the property in 2002 and started using the Breckenridge Arts District Master Plan in 2004. The corner of Ridge Street and Washington Avenue contains several old structures.
The district is the home of Quandary Antiques, Robert H. Whyte House and Tim Shop, and several other historic buildings. Cram stated that visitors will be attracted to the town’s art scene as the district grows to connect with the area by the Breckenridge Riverwalk Center across Main Street.
The Fuqua stable earned recognition from the Colorado Historical Society in Denver, CO in the early part of this year, as Colorado’s first lady Mrs. Ritter awarded Cram and the town one of eight Stephen H. Hart rewards. Per the historical society, this resource is a treasure to see restored, both inside and out.

At last summer in Breckenridge Co is in its full glory! Record traffic flocked to Summit County’s playground for fun, over the 4th of July to preview Breckenridge Co Real Estate , and to check out Homes for Sale in Breckenridge Colorado. Many family’s stole away for a three day weekend staying in their Breckenridge condominium, Frisco second home, or Keystone/Copper Mountain villas; all area’s boasting their own parades, bar-b-q, festivities, music & more. Families and friends out and about; just wanted to get out of the city. The visitors brought high sales for some local businesses. Sketchy weather didn’t deter too many holiday plans. A lot of people were walking around town, even with rain showers late afternoon.
The Breckenridge 4th of July parade saw kids line up and “high-five” hands of the hundreds of riders as they begin the “Firecracker 50” bike race. The Clydesdale horses were a huge hit. (Clydesdale horses had their own private viewing tent for several days this past week, and if you were lucky you could catch their magnificent workout early mornings in the Wellington parking lot). The parade crowds were very colorful and patriotic. Breckenridge Associates boast their annual 4th of July Client appreciation party. We have our summer annual picnic in our backyard at 229 Main St. in the Old brick building also fondly known as Rojo Grande. We are located right between Bubba Gump’s restaurant and Starbucks. We all watched the parade… then our fun began, as we gathered in appreciation with all our friends, current and former clients. Our featured guitarist and singer Rob Wivchar (from Denver), kept us in the patriotic spirit as we enjoyed one another’s company and shared personal life experiences, a lot of hugs & high-5’s. The stories, photo-shots, smiles and toast, just went on and on.
Our late afternoon filtered into every one going to their favorite choice and selection concert playing at the Breckenridge River walk (Internationally-acclaimed jazz saxophonist Nelson Rangell, then following contemporary jazz band, Dotsero at the Riverwalk Center, The Dillon amphitheatre (Lannie Garrett & her Swinging’ Big Band) OR Copper Mountain (Super Diamond: The Neil Diamond Tribute Band).
The evening was blisfull and ended with fireworks either in Breckenridge or Frisco over Lake Dillon.

Breckenridge Build Out Getting Closer
Real estate in Breckenridge Colorado, the popular ski resort and former Victorian gold camp, is becoming increasing harder for developers and buyers to procure. Options for building sites for new Breckenridge CO real estate are dwindling fast. According to the Source 2009 Newsletter published by Breckenridge Associates, “The Breckenridge area is clearly approaching build out, and available land for development is at a premium.”
Only 20 percent of Summit County real estate is private property. Surrounded by the White River National Forest and other government-regulated lands, our homes in Breckenridge, Dillon, Frisco, Silverthorne, and Montezuma are nestled in a Rocky Mountain haven with six major Colorado ski areas. They include Breckenridge, Keystone, Copper Mountain, Arapahoe Basin, Vail, and Beaver Creek.
In addition to the scarcity of developable land, more people are seeking vacation homes and second homes. First, the nearby population of metropolitan Denver, about 85 miles to the east, continues to expand. Summit County is a convenient weekend-vacation spot. Secondly, baby boomers are only just beginning to drive the second-home and vacation-home markets. The top end of the generation has started retiring but the younger set, in its prime earning years, is out shopping for places to relax and to enjoy family memories.
Essentially, this is the right time to buy property here. Today, there are great values at every price point coupled with low interest rates. As build-out closes in, prices could very well begin surging as they did in Aspen. The Source reports, “There is still land available, beginning at about $120,000 for a home site.” We have empty lots, great places to build a family estate, dream home, duplex or fractional, or hunting cabin. Single-family homes can still be lassoed for about $400,000 and condominiums for $220,000. For those with distinctive taste, there are condominiums and townhomes for about $2M and single-family homes with exclusive appointments into the multi-millions as well.
With Vail Resorts sinking millions into mountain improvements and development of the Breckenridge Ski Resort bases and gondolas, the resort in certain to appreciate. A primary gondola accesses Main Street. That is where wonderful community events, art shows, festivals, and concerts are held annually and to celebrate our 150th birthday this year. Then we offer fishing in the Blue River, hiking and mountain biking over the Continental Divide and on the Colorado Trail, and many more exciting and relaxing activities for every age. BRECKENRIDGE MARKET VALUE – UPDATE 2009
For Breckenridge homes and Summit County real estate the basic principles of Colorado Mountain property investments are still sound. In recent years we have not experienced the over-development, mass speculation by builder/developers that other parts of the country have.
It seems that what Breckenridge Colorado and Summit County are currently experiencing is a wide separation in price between sellers & buyers in regards to the market value of real estate. The majority of sellers in the Breckenridge and Summit county area don’t have to sell and the majority of buyers don’t have to buy. This puts buyers and sellers at an odd impasse when trying to negotiate a transaction. Sellers are beginning to realize and accept that selling their property in this market means having to negotiate on their bottom price (something they have not had to do in years). But the sellers’ idea of negotiating and the buyers’ idea that we are in a Florida market price is just not matching up. Breckenridge Realtors are trying to prepare their sellers for low-offers but sellers have been pretty clear that although they will negotiate, they will not “give” their property away. This still leaves buyers in a good position. All in all they are getting a good discount.
Inventory has started to climbed second quarter. There have been about half the numbers of buyers in the market our first quarter, but buyers seem to be coming out of the woodwork. With our market inventory high, investors have a great choice of fine ski area properties to choose from and have the buyer’s market for negotiating. There really are some great deals out there—these are some of the best deals our market has seen in years. After experiencing this type of market over the past 30 years, it has been my experience that buyers aren’t sure they want to purchase a second home— In a couple of years they will be saying “I should have bought something in 2009.” I realize some buyers are trying to wait for the bottom of the market but how do you determine where and when that is? You may miss it. I believe with all types of investments it is about time in the market instead of timing the market. With prices down, and interest rates at a fantastic rate (all time low) my opinion is if you are searching for a second home purchase for your family…NOW IS THE TIME TO CONSIDER A PURCHASE IN BRECKENRIDGE OR THE SUMMIT COUNTY AREA.

The Breckenridge Co 29th Film Festival Date is June 11 – 14, 2009!
There is no place like Breckenridge homes, especially the Festival of Film event in Breckenridge Co. aka Breckenridge Ski Resort in the Colorado Rocky Mountains! The Breckenridge Co Festival of Film was established in 1981, making it one of the oldest film festivals in the country. Also, stating our donations sponsorship dollars and numerous volunteer hours. Our hat is off to this non-profit organization. They work hard with fundraising events, and are known for the many private and local contributions. The revenue from tickets and merchandise sales help provide funding.
Breckenridge was established in 1859 and boast much of the look and historic charm of its prior fame as a late 1800’s mining town. In a spectacular setting 9,600 feet above sea level, summer and fall visitors enjoy many recreational opportunities from fishing, golf, tennis and horseback riding, to biking, hiking, sailing and rafting. Hockey players and family members will enjoy the two ice rinks, as well as a full recreation center with a climbing wall and skate park.
Breckenridge is located approximately 90 miles west of Denver via interstate highway 70. The town offers historical tours, art galleries, many shops and fine dining.
